Green patches

Furry surface
Raised grain that snags bare feet. The soft summer wood has eroded away and left the harder growth rings standing proud.
Black staining
Dark streaks around fasteners. Often the fastener metal reacting with the treated wood rather than the wood itself failing.

Why does prep matter more than the product?
Any finish will fail early over mill glaze, dirt or weathered surface fibre. Cleaning and brightening opens the pores so the finish can actually penetrate, and that step is most of the labour on the job.

Clean
A wood deck cleaner, scrubbed or lightly washed, to lift dirt, algae and the weathered surface fibre that no finish will ever stick to.

Brighten
A wood brightener neutralises the cleaner and opens the pores. Skipping this is why plenty of home refinishing jobs fail inside a year.

Wait
The gate is moisture content, not the calendar. We test rather than book a date and hope, because coating damp wood traps the water underneath.

Coat
Finish goes on the boards, the railings and the stair treads. Most modern deck stains seal as well, so a separate sealer coat is usually pointless.

It might. Wood treated before roughly 2004 is likely to be CCA lumber, and the federal environmental regulator notes that applying a penetrating oil or water-based stain regularly may reduce leaching from it. Sanding it is a different matter and needs care.
